EXPERIMENTAL RESIDENTIAL

HILLSIDE HOUSE, SCENERY HILL PENNSYLVANIA

Private residential, earth sheltered home with passive solar heat. This 2700 square feet of living space has two bedrooms, each with walk-in closets, and two bathrooms. The garage will hold the family motor home and two cars.

When the owner could not obtain a building permit for the experimental home designer William Harvey added one room, a family room, above ground. That room is six sided with no two sides the same length. He topped it with a hang glider style roof and obtained the building permit by listing it as “One room house with full finished basement”.

RESIDENTIAL RENOVATION

This poorly kept ranch style home had seen better days but had a corner lot. When touring with the realtor, the buyer did so in silence. When the realtor asked what he thought, the reply was; “I hate it, but I can fix it”.

Now what to do on a corner lot with no room for expansion? Tear the roof off and add 1100 square feet. The hang glider roof style was implemented, for the second time, in a slightly different way.

From a simple room or porch addition to complete home. With prices ranging from thousands to ? In 2013 William Harvey designed a 3 bedroom home with a construction price of $950,000.00, in Upper St. Clair. (A renovation project for an existing ranch style home)

For a “heads-up”, yes you can purchase a set of plans from a magazine for hundreds of dollars. CAD is not magic as dimensions and notes placed on a single floor plan can take days or even more than a week.

You must ask yourself; “Do I want another box or do I want my home or business to be one that grows organically from the lot or building I have chosen? Do I want a set of “magazine” plans that are not quite perfect but it will do, or plans that will fit the way you and your business or your family live? A set of plans that takes into account market trends, region where being built, and resale value? Or the next best magazine cut thing? Will you spend more on floor coverings than you do on design or have someone guide your selection process saving you time and anguish? The choice is yours.

Best advice for your construction project: If the contractor you interview does not own a set of the building codes and is familiar with them, do not hire them. My building codes are on my phone and I have been using them since developed. Building codes and building inspectors save lives and will save you money in the end. Ask yourself; what is my child, spouse, parent, or my life worth? Building inspectors protect the building owner from unscrupulous contractors. If a contractor tells you you do not need a permit or inspections, RUN! If building it yourself you need all the oversight and help you can get. It will save you money and may save your life.
